Planning and design guidance

Rotherham has 28 conservation areas, shown on the council's planning maps, and national guidance says rendering a house in one needs planning permission. The council publishes a householder design guide for extensions, adopted in October 2025, and a shop front design guide, adopted in June 2020.

Cracks and coal mining

If render or plaster is cracking and doors are sticking, GOV.UK's guidance on coal mining subsidence explains how a chartered surveyor can establish whether mining is the cause and how claims go to the Mining Remediation Authority. It asks owners not to arrange repairs before the mine owner is consulted, apart from urgent work.
